A provencal style house, recently built with many attractive authentic features. Sitting in its own grounds, within walking distance of the village of Cotignac. It has a wonderful view over the village and the surrounding countryside. There is a swimming pool, boule court, and a beautiful garden.

Accomodation

The house is divided into two apartments the larger is on the top floor. It has an open plan sitting room with a dining area and a fully fitted and equipped kitchen, oven , hob, dishwasher, fridge/freezer and micorwave. It is light and spacious. There is a south east facing balcony large enough to have breakfast for two. There is one large bedroom with a queen sized double bed, and an ‘en suite’ bathroom with a full bath and shower over. The wc is separate. On the west side outside the French windows from the sitting room is a shady terrace with outside table and chairs.
On the ground floor is the second apartment with a living room and an American kitchen, this has a good sized bedroom with an queen sized double bed and an ‘en suite’ shower room with a wc. Outside is a large south east facing terrace with table and chairs. There is no interior connection between the upstairs and the downstairs living areas.
Still on the ground floor accessed from outside is a third large bedroom with twin beds and an ‘en suite’ shower room with wc. Next to this bedroom is a summer kitchen with a table and chairs and also a fireplace suitable for BBQ’s.
The washing machine is in the garage.

Outside

The garden is on many levels, and most attractively set out to give sitting areas in the sun and shade. There is a ‘jeu de boule’ with a covered sitting area, a zen garden, and a salt water swimming pool 8×4 ms with a large terrace around it. The pool has a security cover. There is plenty of parking space for two or three cars.
